Priced per circuit, so the quote is exact
An EICR is £200 for up to six circuits, then £20 per circuit after that. Count the switches on your fuseboard, or better, WhatsApp us a photo of it and we count them for you and reply with the exact price.
| EICR | Price |
|---|---|
| Up to 6 circuits (covers many flats and smaller houses) | £200 |
| Each circuit after the sixth | £20 |
| Worked example: a 10-circuit house | £280 |
| Commercial EICRs | priced on request |
Prices exclude VAT. Awkward access or a board with unlabelled circuits takes longer, so mention it (or let the photo show it) and the price we agree reflects it before we book, not after. Managing several properties? Ask us about block-booking EICRs across your portfolio.
What you get
- Every circuit inspected and tested to BS 7671 by a NICEIC Approved Contractor. The certificate is accepted by councils, letting agents and insurers.
- The certificate emailed as a PDF as soon as the paperwork is done. No waiting weeks for it.
- Plain-English explanation of any C1, C2, C3 or FI observations: what's dangerous, what needs doing, what's just advice.
- A written quote for any remedial work before we leave. No obligation to use us for it.
- Anything immediately dangerous (a C1) made safe on the spot, not left live for someone else to find.
Landlords and letting agents
Since the Electrical Safety Standards Regulations came in, every rented home in England needs a satisfactory EICR at least every five years, and if the report is unsatisfactory, remedials must be completed within 28 days. Miss it and the council can fine up to £30,000.
We do the whole thing in one loop: report, quick certification by email, remedial quote on the spot, and the remedial work booked in fast enough to beat the 28-day clock. We can liaise with your tenants directly to arrange access, and agents get one invoice per property with the certificate attached.
We also install and certificate smoke and heat alarms while we're on site, so it is one visit instead of two.

EICR questions, answered straight
How long does an EICR take?
Two to four hours for most homes, depending on size and how many circuits there are. We test circuit by circuit, so you keep power in most of the house while we work.
Do I legally need an EICR?
If you let out a property in England, yes: the Electrical Safety Standards Regulations 2020 require a satisfactory EICR at least every five years, with a copy given to your tenants. For your own home there is no legal requirement, but every ten years (or when buying) is the standard advice.
What happens if the report is unsatisfactory?
We tell you exactly which observations caused it, with the C1, C2 and FI codes explained in plain English, and we quote the remedial work before we leave. You're free to get other quotes; there's no obligation to use us for the fixes. Landlords have 28 days to complete remedials, and we can usually do them well inside that.
What do the C1, C2 and C3 codes mean?
C1 means danger present, so we make it safe there and then. C2 means potentially dangerous and needs fixing for a satisfactory report. C3 is an improvement recommendation only; a C3 on its own is still a pass. FI means further investigation is needed.
When will I get the certificate?
By email, as soon as the testing and paperwork are finished. Letting agents get a PDF they can drop straight into their compliance system.
